I finished up with the painting on the main level of Lisa's house as it slowly becomes ready for move in time. I also removed all the doors on the main level and downstairs in preparation for the installation of new doors which will be delivered soon. Then after the new doors & casings are installed I will continue painting them, and the entire downstairs.

Projects of the Week 08/30/25

At the beginning of this past week right after I finished the new landing/mini-deck for Lisa, I then installed the new doggie door. That was the reason for the new landing after all, so her little pup wouldn't fall down the stairs when he goes through it.

A past client from last year called me again and asked me to get her boyfriend's house ready to hit the market, and needed a few small tasks done. I changed out 3 toilet seats, changed a bunch if light bulbs, and fixed a light fixture on the back patio. I did a few other things as well including replacing an outlet cover plate, and I placed Glade Plug-Ins in various locations of the house.

I also started the first phase of a series of good sized projects this past week. My awesome friend, and professional Electrician, Trevor White (White's Electrical Service) recently built an addition to his home in Lebanon, TN. He asked me to handle hanging all the new drywall in the addition, and tile in the new extra large jetted tub/shower. The person he hired before installed green board drywall around the tub/shower initially, but Trevor and I decided that something more waterproof would be much better. I suggested an amazing new tile backer product named "GoBoard". It's super lightweight, and easy to cut & install. They also use a special sealant & tape for the joints and screw tops that is super easy to apply as well which creates a completely waterproof substrate to install the new tile on. I had to do some drywall work on the right side of the tub first, and install a new corner bead to add strength to that corner.

Projects of the Week 08/23/25

I went on a little trip to East Tennessee with my Nephew this past week, but before that I finished up my friend & client Lisa's sunroom mini-deck/landing. She wants a doggie door on that back door, and didn't want her little pup falling down the stairs when she came through it. To prevent that, I had to move the entire staircase out about 20", and build a little mini deck/landing so the pup would land safely on the way out. It's a much more sturdy staircase as well that I shored up using 4-4" x 4" posts, and a 2" x 4" cleat secured to the house. The handrailing is also much more secure with almost zero movement. I rounded off the rail caps at the top of the railing, and installed two decorative post caps to finish it out.

When I returned from the trip I did a quick 1/4 round molding install in my client Stan's bathroom, then caulked and filled the nail holes. I'll be returning to sand & paint the molding this coming week.

Projects of the Week 08/16/25

This past week I started and completed a few projects for clients that were waiting for me to finish up our RPTS projects in Gallatin. The first project was a street/stop sign. The existing sign was much too short, and was leaning over because it wasn't anchored well enough into the ground. I used a 10' x 1 3/4" square galvanized steel sign post, and placed it about 20 inches into the ground, and set it into quick setting concrete.

The stop sign wasn't the only octagon shaped item that I worked on this past week. I also placed & sealed in a new piece of 3/8" thick octagon shaped glass back into an opening  where my client Stanley had removed the old broken glass from. I also installed, caulked, and painted the trim around it. I also replaced a piece of siding just below the window that was brittle & cracked. Stanley (a.k.a. "Stan") also wanted me to remove the old caulking from around his kitchen backsplash, re-caulk it, and then paint it. I also replaced a couple entry door sweeps for Stan as well.

Lisa, A friend and regular client also asked me to do a couple projects for her as well. I took measurements if her existing attic access door just outside her small hallway, and planned for a larger opening with a pull down ladder. She also wants a small landing outside her back door leading into her sunroom just before her stairs. The plan is to remove the entire stair assembly, build the small landing with a railing, then reattach the stair assembly. The install new handrailing for the stairs. I drew a really rough drawing of the plan (without the handrailing).

Projects of the Week 08/09/25

All wrapped up in Gallatin! It finished about a week later than was planned, and we're scheduling the deck staining sometime in the fall. Stain will spread and absorb better for a nicer finish when the weather is a little cooler. The large detached garage with a lift was also cleaned up, and vacuumed.

Projects of the Week 08/02/25

The painting up in Gallatin at Albert's rental is nearly complete! I just have some touching up to do. Then I'll finish out the final punch list items this coming week, including the new door hardware. After thats all done, then it's final cleanup and debris removal.

Many of the areas around the house had some dark walls, so I had to use a fair amount of primer first before I painted. Especially in the bathroom where I had to use regular primer on the dark walls, and PVA drywall primer on the ceiling where I had done some drywall patching after the new fan install. I first painted most of the ceilings. A couple of the bedroom ceilings were already painted recently by Albert. There was also some trim that didn't need to be painted. We used about 5 different colors throughout the entire house, so it took a little more time than average. The paint may seem a little blotchy in a few of the photos because I took some when the paint was still wet. The exterior side of the entry doors will be done this upcoming week as well.

Projects of the Week 07/26/25

I finished up Kathy's bathroom this past week with the completion of the towel bar install and I hung her new mirror. While we waited for her to get her new mirror last weekend, she started moving into the new bathroom, and getting it ready for use.

The bulk of the week was spent at Albert's rental property in Gallatin where I'm pushing hard to get it ready for new tenants ASAP. The goal was to complete all the trim & door painting, including the door & window jams, all the baseboard & 1/4 round molding, attic access door, hall pantry & door, and wainscotting in the bathroom. Along with the chair rail molding, and baseboard & 1/4 round in the bathroom as well.  All that's really left is the inside of the exterior doors, which will be done this upcoming week. I also had some priming to do on some drywall patches, both in the bathroom and the kitchen, and I used a PVA drywall primer for those areas. There was a continuous string of LED lighting in one of the bedrooms that went around the entire room in the corner at the ceiling. When I removed it, paint came with it, so I had to patch in those areas. Albert wanted me to do something simple and fast for an opening in the kitchen, so we decided on a big sturdy shelf for a microwave oven, with shelving above it.

Projects of the Week 07/19/25

This past week I ALMOST wrapped up Kathy's bathroom in Mt Juliet. I painted the entire bathroom except the ceiling, installed the newly stained wooden baseboards, the shower trim, installed her new toilet, towel ring, toilet paper holder, and then installed her new vanity & faucet. Along with the new drain assembly. The towel bar she wanted comes over too far for the mirror she wanted to use, so she ordered a shorter 18" towel bar. Which will be better anyway because with the 18" towel bar her towels won't hang over her outlet. Which is what I suggested before. She then decided that she wanted a narrower mirror anyway, and with a different finish. That will arrive Monday, so the final photos will be posted next weekend.

I then went back up to Gallatin, where I'll be pushing hard to get the interior of his house completed for the next couple weeks. I'll be starting the paint phase of the RPTS (Rental Property Turnover Services) project by painting all the trim and the doors. I first have some prep work to do including a fair amount of caulking, and sanding filler that I used to fill nail holes on the new trim, and various other places that need it. I also masked the floors at the 1/4 round shoe molding. and masked each glass pane on the double doors. I hung 4 mil (millimeter) plastic on the two windows at the front of the house for privacy after I took down the blinds, and filled the many screw holes from old previous blind installations.

Projects of the Week 07/12/25

I returned to Kathy's bathroom project this past week. I started with by laying an awesome new tile backer board called "Go Board". Compared to the traditional cement backer board, Go Board is super lightweight, and easy to cut. I used thinset mortar underneath to ensure a nice flat substrate to install the new tile on to. I also patched a couple of small holes that were made from removing the old ceramic towel bar and toilet paper holder bases that were glued to the wall. I floated a 2nd coat of joint compound all around the shower, and then a 3rd float on the left shower wall so I had a nice flat wall to adhere the new acrylic shower walls to. Then I used a PVA drywall primer to give it a nice finish so the shower wall adhesive would stick better. I then laid out the new tiles, installed them, and grouted them the following day. Next I'll be painting the bathroom. Then I'll be installing the new toilet, new vanity, the shower trim, vanity light fixture, hang a new mirror, and finally the accessories. A towel bar, and a toilet paper holder.

Since I didn't work full days at Kathy's dues to drying and setting times needed before I could start the next task, I was able to break away and help my other client & friend Lisa. I got up early one morning and went over to her place to hang her new porch swing.

Also between tasks at Kathy's I was able to get over to Alberts rental property in Gallatin and complete some tasks over there as well. After I finish Kathy's bathroom I'll be pushing hard to get Alberts place ready for tenancy by August 1st. That's the goal anyway. I may need a few extra days. Along with a few items still left on the punch list, I still have to paint almost the entire house on the inside, and stain the deck. I was able to finish up some trim work, wall finishing, and took down a couple old ceiling fans and replaced them with sleek low profile LED light fixtures while I was up there.

Projects of the Week 07/05/25

I took some time early in the week to head down to my regular client Linda's house in Thompson Station. She had me complete a few miscellaneous tasks for her including the installation of a 4 drapery rods. Then I hung some pictures for her, and installed some hooks in a couple different places.

While waiting for the new shower walls to be delivered to Kathy's house for her bathroom project, I went back up to Gallatin where work continues on my RPTS client Albert's rental property. Albert didn't like the way his small hall pantry looked, so we decided to trim it out with casing that matches the doors. I also installed more baseboards and 1/4 round shoe molding in a few areas including the laundry room nook, and then caulked all of it. Then I fill all the nail holes. I also caulked existing baseboards & 1/4 round that were not caulked when they were originally installed.
