Photo Archive - May/June 2025

I finished up with the painting on the main level of Lisa's house as it slowly becomes ready for move in time. I also removed all the doors on the main level and downstairs in preparation for the installation of new doors which will be delivered soon. Then after the new doors & casings are installed I will continue painting them, and the entire downstairs.

Projects of the Week 06/14/25

After installing the doors in Lebanon, TN at my RPTS client's house the previous week, I installed the new Craftsman style door casings around them this past week. Including around the attic access door/ladder. The painters came in after me, and I'll be going back to install all the door hardware.

At Albert's, the other RPTS (Rental Property Turnover Services) client in Gallatin I installed all the casing around 3 of the 4 doors, and around the attic access door as well. I had to run a new outlet underneath the sink for he new disposal that I installed, since there wasn't a disposal there before. The dishwasher now plugs into the outlet instead of being hardwired in like the old one was.  I also installed a new ice maker supply valve & box behind the new fridge, and finished out the wall. I also filled in all the holes made by the above fridge cabinet that he wanted removed. Then I installed the new range.

He wanted the strange light fixture right outside of the shower removed also, and then the new fan installed in a different location in the ceiling. I began that at the end of the week, and will continue that this following week. There wasn't any fan ducting on the old fan, so I will need to run new ducting and vent the fan to the outside.

Projects of the Week 06/07/25

I was back at both RPTS (Rental Property Turnover Services) clients this past week. There were door delivery delays for at both jobs, but I was finally able to start the installation. While I was waiting the appliance delivery at the Gallatin job, I managed to get 2 of the 4 new doors installed after a little drywall mud sanding around the opening.

Both of the exterior doors at the job in Lebanon, TN required extra trim work, and my client Al added the attic access door in at the last minute, so I installed that first before finishing up the rest of the doors, including the double bi-fold doors. My Nephew assisted, and really helped to speed things up a little. He cut all the shims which usually takes up a good amount of my time. Some of these pics include work on the 8th as well, and I wanted to get them in this album.

Projects of the Week 05/31/25

This past week I was supposed to be installing doors for one of my RPTS clients (Rental Property Turnover Services) in Lebanon, TN, but due to delivery delays that project was postponed. Therefore I focused primarily on the deck restoration project in Gallatin for Albert, my other RPTS client. I finished laying the rest of the deck boards, then constructed the rail framing. I then removed some old and rotted stair boards, and replaced them. Next I installed new hand rails, and began the picket installation. Later in the week I picked up my Nephew Everett who assisted me with the installation of all the rest of the pickets.

Even though the door delivery has been delayed, I did manage to find some time to get over to the door project in Lebanon and get jambs installed in both bi-fold door openings in the hallway, and one of the bedrooms to get them ready for the bi-fold door installation. Then I installed 1x4 MDF trim casing around both sides of the openings.

Projects of the Week 05/24/25

After returning from a needed trip to Florida I made my way back to Gallatin to continue with the deck repair & restoration project. This coming week I'll finish laying the deck boards, I've been splitting my time between two RPT Services clients (Rental Property Turnover Services). Albert is shooting for a June 30th completion date, so he's not in a huge rush.

Al, my other RPTS client in Lebanon, TN wants his place ready to rent by June 1st, so the pressure is on, so I'll be at his place a majority of the time this coming week. I trimmed out his windows this past week, and will install all his new doors and casing next. Including to exterior entry doors as well as two closet bifold doors and new jambs.

Projects of the Week 05/10/25

All this past week was spent working at Albert's rental property in Gallatin. He is one of my new RPT Services clients (Rental Property Turnover Services). Some days were spent outside working on his deck when it wasn't raining, and on rainy days I worked inside. Inside I removed all the old doors in the house to make room for nice new replacements, with new hardware of course. He also removed the crown molding in the hallway, so I floated a light skim coat of drywall mud all around at the ceiling in the corners, and around the door openings where the old caulk line was so that will all be nice and smooth as well when by the time the new doors & casing go in. I also framed in the new dimensions for the new smaller air return grate. Then patched in drywall, and floated the first coat of drywall mud all around it as well.

During the dry times of the days I was able to get out to the deck, and sister on new joist material onto the old joists where needed, then treated wood rot in various areas with a special wood rot hardener after I brushed out the loose rotted material. After that I applied a thin flashing material on the top of all the joists, and outside perimeter facia boards. Including the board attached to the house under both back doors. I also adhered new posts to the outside of the deck using construction adhesive, then used large hex bolts and lag screws to secure them. Next I will lay the deck boards, and then construct the new railing, including the stair railing.

Projects of the Week 05/03/25

Earlier this past week up in Gallatin I was able to start cutting out, and treating wood rot on a few deck joists. I will sister on new joist lumber, and cover all the tops of the joists with a flashing material before I install new deck boards. It rained on and off during the week, so I could only get so far. Fortunately my new RPT Services client Albert isn't in a huge hurry. We're shooting for his rental property to be ready for tenancy by July 1st.

I also stopped in at my awesome regular client Shari's place of business, "Third Coast Salt" spa & skin care and hung a new mirror in one of her rooms.

My new client Kathy from Mount Juliet who I replace a piece of window casing for called me to install of a few shutter anchors to replace the ones that broke after some recent storms. She asked me to look at her bathroom for a possible remodel as well, so I put an estimate together for her, and I'll hopefully be starting that small renovation around the 1st of June.

I also completed the cabinet assembly job for Al, my other new RPT Services (Rental Property Turnover Services) client in Lebanon, TN. He is also getting a rental property ready for new tenancy starting June 1st. He will be taking care of the cabinet and flooring installation, but I'm coming back to install the new doors.
